These Household Improvements Won’t Actually Boost the Value of your Home

[AD] Homeowners often assume that upgrades will make their home more valuable, and therefore increase the selling price. This is not always the case, and if you are not careful then you may actually end doing yourself more harm than good.

Extensive Landscaping

You could create a park in your yard, but that doesn’t mean that it will boost the value of your home. Extensive landscaping isn’t always a good idea because it may not be to everyone’s taste. If you want to have a koi pond and a water feature then do it because you like it, not because you think that it will increase the value of your property. Landscaping is often a personal preference, so make sure that you keep this in mind when you are focusing on your property.

Upgrading Your Utilities

You may have paid thousands to replace the sewer or even to install the copper plumbing. This is great, but it isn’t likely to increase your home’s resale value. Upgrades like this are often considered to be maintenance and there’s a high chance that your neighbour did theirs years ago. If you don’t do upgrades like this then you may find that your home takes a hit when your home comes to sell and that your buyers actually knock money off the asking price. This is the last thing that you need, so although upgrades like this don’t boost your property’s value, they are necessary.

New Roof

Some buyers believe that a new HVAC unit or even a roof replacement will boost their property value. This isn’t the case because it’s considered to be maintenance. If you want to increase the value of your home then you should almost certainly look into loft conversions. The best thing about this is that it will easily help you to lift your properties’ potential while also attracting a ton of new buyers.

Swimming Pools

The cost and the expense that comes with aquatic amenities never usually ends up back in your pocket. After all, you will always be having to deal with upkeep and even safety issues as well. This is the last thing that you need, and in some instances your buyer may even ask that you remove the pool before they are willing to make an offer.

Dated Décor

You may think that white appliances or even white counters look great, but will a younger buyer? Probably not. The same thing applies to carpet too. Make sure that if you are replacing your carpet, that you aren’t replacing it with a dated design. It’s also important that you don’t focus on designs that are too modern. After all, trends often change and they are short-lived too, so don’t focus on doing something because you believe that it’s the “in” thing. Instead, do it because you love it and because it makes you happy.

So, there are some upgrades that won’t actually change the value of your home, and even though some are seen as being luxury, they are actually more of an inconvenience.
